So, all my family and relatives keep saying buy a land in KTM or somewhere and leave it for few years then it'll increase significantly in its value. The price of land almost everywhere in Nepal has skyrocketed already in past few years. So is it all worth it buying at this point ? but again it may just keep going up and the chances of coming down seem minimal ? Where do you guys think is a good place to buy land in KTM ? little far from Kathmandu. ? maybe in the hills ? Price inside ring road is untouchable . . . What are your thoughts ? Thanks !

@Racheeta Not a good time to buy land. It has been 5-6 years since the price of land has not increased much, in general. Real estate market slowed down coz of Mao's govt. Mao left power but still not skyrocketing as you mentioned. However, it entirely depends upon where you buy. Good Luck.

To answer your question, a good-sized piece of land that holds promise of a commercial real estate bonanza is the Grail you are looking for if real estate is the asset class you whole-heartedly believe in.

It is not a bad idea to have a little piece of land if you are planning to back and utilizing the land. Everywhere the price is already hyped.If you think it is as investment, I will not go with it. The other reason: who will keep your land safe. If someone makes a house in your land: he will be utilizing you land free of charge, you will be paying malpot rest of your life.
I think it is our mentality or culture to show braveness or macho if you take even a inch of other's land.

I will go straight to the original question. I think there's never a "right time" to buy or sell anything. It depends on your objectives, how much risk you are willing to take and what kind of reward you are expecting If you are looking for a long term investment, then land in kathmandu will probably be a good investment. Because lets face it. Kathmandu is the Capital and will remain the center hub for at least 50 more years. By then probably people will realize it's too messed up and start moving elsewhere but for now it seems to be where all the action is happening. But it doesn't mean that only kathmandu will grow. Other cities in Nepal will grow as much or maybe more. So investing outside of Kathmandu may be even more beneficial monetarily. It all comes down to whether u can protect the land or not. I think the biggest concern that many people have is the fact that the land will be taken away by others. But I think if you do your due diligence and go through proper government process and also strong fence your land, it will have little chance of being taken over by others. And then the other thing is how much return u r looking for. If you spent lets say $50K to buy land in Nepal and over the course of 10 years it became $100K, then you would have gained 100% return over the span of 10 years minus the inflation indices. But u also need to consider whether investing in US stocks would have gotten you 500% over the course of 10 years. Depending on your objectives (Like diversifying your portfolio) it may still be a good deal to invest in Nepal. But lets consider another scenario. What if you desperately need the $50k you invested in 3 years and the land value in Nepal has crashed and you will only get $30K. Will you still sell your land? Or will you be able to hold it for 10 years so that you will get your projected income of $100K over 10 years? Those are the important questions you should be asking before making any investment decisions. So bottomline think of these scenarios How much I will be investing. How much time I don't need to draw that money How much return I'm looking at Does it makes sense to downsize this investment and instead diversify the $50k into land, stocks, bonds, gold etc or even start your business. How much inflation, and taxes will I be paying that cancels my profit over the course of time How much risk I'm putting my money though this and whether it's worth the profit that I will be realizing after 10 years. Once you can answer all these questions, then investment will make much more sense.

Investing is a form of philosophy but not necessarily a religion. You put your money where your heart, mind, and mouth are. And you should do that (invest your money) if you have complete faith in your conviction on a given investment type.
To invest your capital, some might suggest stocks, some might suggest bonds, some might suggest land/real estate, and yet others might suggest currencies, precious metals, etc."What does my education and my own reasoning tell me?" would be the question you should ask yourself. You would understand that better ( and most likely make more money) if you include Buddhist philosophy into your investment decisions.
The promise of returns and the perils of losses in a particular investment-vehicle are the ones people hardly seems to take into consideration. Also add one more factor, maintenance overheads and expenses involved in going with a particular asset-class. Stock equities are probably the ones with the highest risk and returns potential. But don't they also provide the quickest liquidation option?

Investing in land is good if you can find some good deals and the location is good. I would look little outside of kathmandu valley because after 5-10 years people will definitely look something outside of valley. Investing in stocks in US is also very risky and don't forget for the short term gains you pay good tax also. And holding long term is always risky in this market. I would rather put money in real estate rather than putting in stocks. Yes you have to have someone to look after Land in Nepal. I have heard stories of people occupying some one else's land and building a house there. I don't see land value crashing in Nepal right now. Worst case scenario price will stay flat but slim chances it'll just crash.... I wouldn't be surprised if the land value doubles again in couple years.... the current price is ridiculous in nepal and i think its too overpriced already but people keep it buying. I don't understand where they get all that money from.

why u think ring road bhitra matra expensive cha?? Anywhere in the valley is expensive. don't expect anything less than 10 lakh/anna inside ktm valley. so U need at least 60-70k to buy land in KTM so that u can build ur own house.

Mangale, You can buy land for 10 lakh per ana in Kathmandu valley. If you go to the southern part or southeastern of Ktm valley,15- 20 km outside ring road close to hills area lands are little bit cheaper. How did I know? 20 years ago we bought 1 ropani of land for 3 lakhs and last year we sold it for 1 crore 50 lakhs. Trust me there are lots of place in Kathmandu valley where you can buy 1 ana of land even cheaper than 10 lakhs.
