One of my friend is looking for some good house built by Construction companies (like Civil Homes, CE Constrution etc, or any ?)
I have seen some house of 48 lakh, 58 lakh and some more than 1 crore too.
His family budget allows only those of around 50 lakh.
What is your suggestion sajha guys ? Are those house good ?
or its better to buy land and build ownself ?
Do you have any suggesion or links of those type of houses ?

Buying land and building house himself isn't an option unless he's looking to buy land outside the valley (that is, considering his budget).
Truth be told, even a semi-decent neighborhood in Kathmandu has an ANA of land being sold at 15-20 lakh rupees. I don't know if he'd wanna build a land w/ 2.5 ana jagga.
Buying a house built by other companies might be a better option.

Upto 3-4 km out from ring road is fine. Does it really cost 15-20 lakh per ana in those area too ?

I believe you won't get anything lower than 8-10 lakh per ana unless you're talking about the rural areas in Lalitpur.

I don't think you can find an ana of land in Budhanilkantha area for less than 20 lakh.
So you do the math now.

Check out www.housingnepal.com . It has most of the information you need. People will tell you anything since the sellers are free to sell a land worth 25 lakh for 1 crore , if you buy it.
